# Local SEO for estate agents

An estate agent's website has an odd job. It cannot beat the portals for buyer searches, and it does not need to. Buyers are already on the portals, and that is fine, because buyers are not the ones who pay you.

Vendors and landlords pay you, and they search completely differently. They search for a valuation, for what their house is worth, for the best agent in their town, for fees, and for how to get out of a contract with the agent they are already with. Those searches are winnable, local, and mostly ignored by agents who spend their web budget replicating the portal experience.

## The valuation search is the whole game

Someone typing "free house valuation" plus a town is at the start of a decision worth thousands to you. They are not committed to an agent. They are comparing.

That search deserves a page built for it, not a form buried under the property listings. It should explain what happens at a valuation, how long it takes, what you look at, whether there is any obligation, and what they receive afterwards. Then it should make booking one simple. Many agents have a valuation form and no valuation page, which means there is nothing to rank and nothing to read before committing.

## The other searches worth owning

**How much is my house worth in \[town\].** Informational, high in the funnel, and an excellent route to a valuation booking.

**Estate agent fees.** People search it, and the agents who address it plainly, explaining what the fee covers and what changes it, get a conversation rather than a bounce.

**Best estate agent in \[town\].** Comparison searches where reviews and a real local presence carry the day.

**Landlord and lettings searches.** A separate audience with separate worries, deserving separate pages. Management fees, compliance, finding tenants, and what happens when a tenancy goes wrong.

Each of these is its own page. One About Our Services page covering the lot ranks for none of them, which is the [one page per service](https://www.frively.com/blog/one-page-per-service-local-seo) problem in a sector that feels it well.

## Area pages, done properly

Agents are natural candidates for area pages and frequent offenders at doing them badly. Twenty pages differing only by the town name are thin, and they rank accordingly.

Done well, an area page is genuinely about that place: the streets and developments, the kind of housing stock, who tends to buy there, what you have sold recently and what local knowledge you actually have. You have more to say here than almost any other local business, because you know the area professionally. Use it. See [local landing pages](https://www.frively.com/blog/local-landing-pages).

## Reviews and named people

Vendors are choosing who to trust with the largest transaction of their life, and often choosing between three agents who all promise the same things. Reviews naming the individual negotiator, and profiles for those people, do more than any claim about service standards.

## Frequently asked questions

### Should we try to rank for property searches?

Generally no. The portals hold those results and the economics of competing are poor. Your effort is better spent on vendor and landlord searches, where the portals are not the answer.

### Do our property listings help our SEO?

Less than agents expect. Listings come and go, and the same property appears on every portal. They matter for the people already on your site rather than for bringing new ones.

### What about a market update blog?

Worth doing when it is genuinely local and specific, covering what is selling in your area and at what pace. National market commentary, of which there is an enormous amount already, brings nothing.

### How do we compete with the big national brands?

On the local detail they cannot produce. Their area pages are templates. Yours can carry real knowledge of the streets, which is the whole advantage of being local.
